vote today on school budget 611 West Hartsdale Avenue office building nearing full occupancy

Today is school board and school budget election day. Please exercise your right to vote. New York State law only allows voters to vote on one budget--the school budget. Taxpayers do not have the authority under state law to vote for or against town, village, city, county or state budgets.  I always wondered what the reasons were for this distinction. 

 

 

On Wednesday, May 22nd the Town Board will hold a public hearing for a special permit application for a medical clinic proposed at 611 West Hartsdale Avenue (the office building at the intersection of Dobbs Ferry Road and West Hartsdale Avenue). DaVita Kidney Care, presently located in the City of White Plains seeks to relocate its business. The applicant proposes to lease the entire first floor of 611 West Hartsdale Avenue. This use requires a special permit from the Town Board. On Wednesday May 15th, the Planning Board granted a shared parking reduction for both DaVita Kidney Care (which use has a more stringent off-street parking requirement than the previously approved standard office space) and Fred Astaire Dance Studio (who seeks to locate in the finished basement space of the building). Fred Astaire Dance Studio met with the Zoning Board of Appeals on Thursday, May 16th and that area variance application (FAR-related variance) was adjourned until the June 20th meeting of the ZBA.

 

The building (originally approved in 2004 constructed in 2005/2006), while maintaining an attractive appearance, has not had many tenants to date. Across Westchester and regionally, office building vacancies are unfortunately all too common. The prospect of the vacancies being removed and replaced with good uses is great news for the Town. Summit Educational Group, who provides test prep tutoring services, and CAPTRON (a German manufacturer – opening its first US office, in the Town of Greenburgh) lease space in the 2nd floor of the building and are welcome additions to the Town. When the office building was initially improved, the applicant installed sidewalks in along its frontage, which were the first pedestrian improvements near this intersection, leading to a series of other sidewalk improvements which benefit residents and school children along this corridor.
