ANOTHER ASSISTED LIVING FACILITY PROPOSED--IN NORTH ELMSFORD, DISCUSSION TUESDAY

At Tuesdays Town Board work session (around 10:30 AM) the Town Board will hear from an applicant who would like to build an assisted living facility (North High Street/N Lawrence).
 
This is not an as of right application which means the Town Board will have more discretion --we can say yes or no.  You are invited to watch the meeting on public acc  TV or on the web: www.greenburghny.com . Your feedback is appreciated.
 
I do not have an opinion yet. The meeting on Tuesday will be the first time a presentation is being made.  If you have questions you'd like asked- please advise. If the application proceeds there will be numerous evening hearings and community outreach meetings.
 
 
A special permit (Assisted Living – Town Board) and site plan (Town Board approval), Planning Board steep slope, wetland/watercourse and tree removal (Town Forestry Officer approval) permit application for a proposal consisting of the construction of a four (4) story, 113 bed, 27,891 sq. ft. assisted living facility building, off-street parking, landscaping and related amenities. Vehicular access proposed includes an entrance from North High Street and exit from North Lawrence Avenue. The applicant proposes 43,258 sq. ft. of disturbance on 15-25% slopes (STEEP SLOPES), 9,273 sq. ft. of disturbance on 25-35% slopes (VERY STEEP SLOPES) and 5,412 sq. ft. of disturbance on 35+% slopes (EXCESSIVELY STEEP SLOPES). The applicant is proposing approximately 77,557 sq. ft. of ground disturbance in the approximately 103,957 sq. ft. of wetland and adjacent buffer area. The applicant proposes the removal of 175 regulated trees from the property as part of the project. The property consists of approximately 232,375 sq. ft. (5.4 acres) and is situated at the end of N. Lawrence Avenue. The property is located in the R-40 One-Family Residence District and is designated on the tax map of the Town of Greenburgh as Parcel ID: 7.190-78-20.
