We understand that residents have legitimate questions and concerns about the reassessment process and want to provide the community with the maximum information possible.
PARTIAL TAX EXEMPTIONS
The partial property tax exemptions that a taxpayer may be eligible for are as follows:
Senior Citizen
Veterans
Disabled,
Non profit, and
STAR (School TAx Relief).
All exemption applications MUST be filed in the assessment department at Greenburgh Town Hall no later than May 1. You can download the most common of these exemption forms by clicking on the "Documents & Forms" section of the assessors page
HOW WE ARRIVE AT YOUR ASSESSMENT
As of June 2016, the Unincorporated Town of Greenburgh, as well as the Villages of Irvington and Ardsley will be assessed at 100%. This means that the assessment should match current market value.
The Town assesses all real property at a percentage of market value. The percentage is known as an equalization rate (ER). These rates are established by the NYS Office of real Property Services (http://www.orps.state.ny.us/) annually. This rate and ratio changed annually based on real estate market trends. Most important is their use to equalize the assessment into full market value prior to 2016. Example of both shown below:

Please Note: For the Villages of Tarrytown, Dobbs Ferry, Hastings, and Elmsford, the Village portion of their taxes will be based on the prior method of assessing (a percentage of market value). They will still use the ratio based system to determine value.

A site visit to Lawrence/Saw Mill Parkway. originally scheduled for Thursday at 2:30 PM has been posted. We are trying to encourage law enforcement officials from the area and NYS DOT representatives as well as officials to take a look at safety problems at this location during rush hour.
