More good news regarding Central Avenue! TEACHERS CHOICE IS A NEW NEIGHBOR

Teacher's Choice (450 Central Park Avenue) - ANOTHER NEW STORE ON CENTRAL AVE!

 

 
Some more good news about Central Avenue. Barry Endelson  of Aries Deitch & Endelson advised me that a property on Central Ave  (across from the Hartsdale Post Office) that had been vacant for many years has signed a long term lease. TEACHERS CHOICE is one of the towns  newest new business on the Avenue. The center that they will be occupying will soon be 100% leased --including the recent opening of Salon Centric, a national beauty supply.
TEACHERS CHOICE sells  educational and music books that are not available in the big super store chains. (Sam Ash, Lakeshore, Barnes&Noble, etc.). It's a unique store.
 

Teacher’s Choice is a locally owned Asian-American company
that is a cultural, academic, and arts center for children
whose families stress the highest level of academic
achievement and advance to prestigious schools.  They
offer a wide variety of school workbooks and textbooks, Test
Prep and curriculum assistance books for grades PreK-12,
Regents Prep books for grades 9-12, Terra Nova books, and Prep
books for COOP/HSPT/TACHS, PSAT/NMSQT, SAT, ACT. Including
music books that encompass all levels and instruments
associated with NYSSMA. Concert Hall with a Steinway Piano is
available for small concerts in this location

Barry Endelson advised me that his company  recently rented 4,400 sf at 303 Central Ave Scarsdale to Westchester Martial Arts and 5,300 sq. at 177 Central Ave. Hartsdale.  A new Pizza restaurant rented the Radio Shack at Westchester Sq.
 
Two Fabric stores, Hartsdale Fabric and Artee in Scarsdale closed. The former was due to retirement.  Good prospects for several vacancies.  The strong interest is from fitness and children’s related goods and services.  Home improvement related products are also strong and  they have customers looking to expand to Central Ave.
 
This is a good trend and counters softness in clothing sales  and general merchandise Internet sales losses from Amazon in particular. 
 
Mr. Endelson believes that  the Central Ave. vacancy rate is lower than it has recently been and should decline with the lower fuel prices and higher job numbers..
